What we do
We use a variety of advertising techniques to reach the masses, including Internet-based sites and private property signage. All advertising is also done through our database of corporate clients as well prospective tenants!
Choosing the best tenants
Finding a good tenant can be difficult. We provide you with peace of mind by screening potential renters with our extensive pre-screening process before recommending them to you. We speak with recent landlords or property managers to ensure that they are maintaining their properties well and if the rent is paid punctually.
Organising lease Documentation
We want to prepare lease agreements, which protect both you and the tenants. We’ll work with the tenant and ensure their best interests are looked after as well, so they stay on your property without any problems or issues down the line!
Property Condition Reports
A Condition Report must be completed whenever the tenant pays a Rental Bond. This report takes place before the tenant moves in. At Property Managers Cairns, we prepare a detailed and comprehensive property report to ensure that the property is accurately documented at the beginning of the lease.
Preparation of Bond Documentation
All tenants are required to pay a bond. This protects both you and your landlord in case something goes wrong during or after tenancy (the Residential Tenancy Bond Authority holds it).
The tenant also has the option of adding additional insurance for repairs, which we’ll help provide details on as well! At the end of the rental period, the property will be inspected by an agent from our team. All properties will receive detailed reports about how much wear & tear was present before deciding whether they’re worth returning; this includes anything broken.
We provide tenants with clear documentation at the beginning of tenancy outlining their rights and responsibilities for maintenance of the property during their tenancy, as well as upon vacating.
As Property Managers Cairns will handle all aspects of the bond including documentation, as well as dispute resolution regarding the return of the bond at the end of the tenancy.
Around every 12 months. We will sit down with you to discuss whether the current rental price is still appropriate given what’s happening in our market. We’ll also look at ways that might give us an edge over other companies, like increasing rent or giving discounts on longer leases.
We make sure not only prices fair for the tenants but they don’t change dramatically every year so it benefits both renters who need a stable place as well owners looking forward to potential increases without seeing them coming right away!
Maintenance and Repairs
With a team of highly skilled tradesmen on hand, we can handle any maintenance issue that comes up. If it’s not an urgent matter—like replacing light fixtures or fixing leaks in pipes-you will be informed about what needs to be done before anything else happens so there are no surprises when they arrive at your doorstep!
Detailed Routine Inspections
Your home is the most important investment you’ll ever make. We understand that a vital aspect of property management for both landlords and tenants is regular inspections to assess how well-maintained your building is, as well as pick up any maintenance issues before they become major repairs or worse – dangerous conditions such as leaks in pipes!
We inspect all our properties twice yearly so there’s no need to worry about finding reliable contractors because we take care of this task ourselves with thorough reports & photos sent straightaway upon completing each inspection visit (when possible).
When the situation arises, you are kept up-to-date with all steps during this process. We have a strict policy on rental arrears and when it becomes necessary to take action
We are experts in dealing with tenancy disputes, and we will give you advice at all stages of dispute resolution. If necessary, your case can be heard by the Queensland Civil And Administrative Tribunals (QCAT) as long as it involves an issue that they cover; however their decisions aren’t legally binding on our clients which is why fights over these matters often go to court!
Manage Your Outgoing Payments
Your agent can take the hassle out of rental expenses by organizing payments on your behalf. These expenses can include general maintenance, pool maintenance, council/water rates, and body corporate/owners’ corporation fees. With the landlord’s approval, we can deduct these expenses from their rental return to ensure a seamless payout process.
Your rental payments are safely deposited into your nominated bank account each week, and you’ll receive an email statement as well. To help us keep track of the finances well use our Online Management System to ensure everything is balanced.
You’ll receive monthly rental income statements and a complete comprehensive statement at the end of your financial year to help ease the load at tax time.
Your Questions Answered
Who will carry out inspections on my Cairns property?
Inspections are useful for landlords, but they are time-consuming for tenants. We have a team of Cairns property experts that perform at least 2 inspections per year (we will do more when there is a need to). We don’t just walk through and take photos during an inspection. Instead, we use our own unique assessment procedure to compare the condition of your property to our original entry condition report. To determine if there have been any major damages to your property that will need attention at the tenant’s expense if they were at fault.
How do you deal with maintenance requests and repairs for my Cairns property?
We’ve built a network of trusted tradespeople to take care of your home. Every member of our Brisbane network has received excellent reviews and meets all licensing requirements. We don’t hire anybody that gives us kickbacks. We just hire the best people available.
Taking care of your home isn’t simply about inspections and maintenance. There’s a lot more to it than that, from bills to preventative maintenance to tax reporting, we do it all for you. All we need is your name, email address, and the address of your investment property for us to get started.
Will it cost me anything if my existing tenants want to renew their lease?
No, there will be no fees if your existing tenant decides to renew.
How do you deal with arrears or other tenant problems?
Good tenant selection stops most big problems before they occur, but all tenants will have concerns and questions.
We prevent issues from turning into difficulties early on. Our systems record arrears, and tenants are contacted by phone, email, and SMS as a result of our automated monitoring system. To ensure that you are paid promptly, we work closely with you to develop a proactive maintenance strategy and respond to urgent maintenance requests immediately.
We will attend tribunal hearings in rare events when we are unable to adequately address an issue. The key to a successful settlement at tribunals is thorough documentation. We’ve constructed our service so that each transaction is processed through our unique system. We always have a complete paper trail at tribunals, allowing us to demonstrate compliance on your behalf.
How can I switch over my investment property to Property Managers Cairns?
To switch over to our awesome team, all we need is your name, email and investment property address to get started.
We’ll follow up with you if we have any additional questions so that we may establish our managing agency agreement and verify your property’s ownership.
We handle the entire transfer procedure. We’ll notify your tenant, the previous property manager, and any other relevant parties once you’ve signed our agreement. We’ll also work with your prior agent to smoothly hand over control of your file along with the keys.
If your old agency agreement requires you to give notice, we’ll act on your behalf and deliver that notice. The typical notice period is 30 days. Once the time limit has elapsed, we begin managing your property. You will not be charged anything until we have successfully assumed responsibility for your property.
